Predictive Maintenance
Through inductive maintenance, the actual condition of the machine is found out whether it needs maintenance or not.
The word Agama means to obtain information before any kind of maintenance is carried out. Therefore, through Agama maintenance, the faults that arise in the system are found and removed. This provides protection from major losses that may occur in the future. This is a condition based maintenance program.
Anticipatory maintenance means preparing a maintenance plan by inspecting it before the maintenance is required.
In the initial stage of inductive maintenance, physical parameters such as pressure, temperature, voltage, current etc. are tested. If the results obtained from this test are more than the prescribed or standard values, then inductive maintenance is ensured.
It increases the life of machines by reducing maintenance costs. It increases the efficiency of the equipment as well as productivity. Maintenance costs can be reduced by up to 15%.
For example, when an induction motor working in a textile industry is tested or physically inspected, a noise is heard in it. This situation confirms that the motor is not working in normal condition. Due to this, the productivity of the system is also affected. Therefore, the source of noise generation in the motor is identified and its maintenance is done.
Preventive Maintenance
In preventive maintenance, routine maintenance and overall maintenance tasks are determined. Preventive maintenance is done after installing machines and equipment in industries to increase their efficiency and maintain satisfactory operation.
The following are the key points for preventive maintenance:
(a) To inspect and test equipment from time to time and to rectify minor defects without opening the machine or equipment so as to prevent breakdown of machines and loss of valuable money.
(b) Plan inspection of equipment and carry out adequate repairs so as to reduce subsequent maintenance time.
(c) It allows avoiding inspection and maintenance.
(d) It is a programme which guarantees safe operation of machines and equipment.
(e)’ This maintenance program is carried out within a fixed time period with the consent of the concerned departments. This does not affect the productivity of the plant.
Advantages of Preventive Maintenance
The following are the major benefits of preventive maintenance:
(a) The breakdown rate of machines and equipment is reduced, which prevents interruption of work.
b) There is no need for frequent repairs of equipment and thus maintenance cost is reduced.
(c) Proper maintenance keeps the workers working on the equipment at peace as there is no fear of frequent breakdowns.
(d) Defects are removed at the primary stage itself.
Implementation of Preventive Maintenance
Under preventive maintenance, regular maintenance and complete repair work is done. It is done in the following steps-
(a) Maintenance Survey – In this, a list of equipment that requires periodic maintenance is made. In this type of survey, all these equipment are shown and a survey chart is prepared. This chart contains a brief description of the maintenance done on the condition of each equipment and the estimated time required for maintenance.
(b) Record of Repairs – The record of any kind of repair or replacement of any part is included in the maintenance work plan. It contains necessary information about repairs and replacements which is useful from time to time. It is necessary to know the actual results of maintenance in order to find the maintenance deficiencies from time to time and to remedy them immediately. Therefore, records are made in the form of a table. These records help in analyzing the circumstances required to reach the results.
Corrective Maintenance
Maintenance is used to take the equipment out of order due to the nature of the equipment and some of its parts failing repeatedly. Maintenance that is done to prevent the repeated failure of the equipment from occurring again is called corrective maintenance.
This is the result of continuous inspection, which determines what kind of improvements are needed in the equipment. Proper corrective maintenance reduces maintenance costs and also increases reliability.
